What is Enky Invest?

Enky Invest is our crowdlending platform that allows you to finance our furniture and earn a share of the income it generates.

It's a means for Enky to finance the stock we need to operate, and an opportunity for you to earn a competitive return while financing a more circular economy.

What type of investment does Enky Invest offer?

When you invest, you buy bonds (unit value €1) linked to the rental income from a specific furniture project. There are no fees.

The bonds are recorded, registered and numbered in the account of the issuer. You do not own the furniture but hold a financial right proportional to your investment, linked to the rental income. The investment is 'direct' because Enky owns the furniture.

Do you become the owner of the furniture when investing?

No. We issue bonds that entitle you to a share of the income generated by the projects you invest in. You have the usufruct but not full ownership.

Is Enky Invest comparable to a fractional real estate investment platform?

The two systems are similar, but we operate without the risks of the real estate sector.

- Investors co-finance the purchasing of an asset and receive a share of the rental income. But unlike real estate, there are no permit requirements, renovation works, or speculative risks involved.

- Furniture is an essential work tool for our clients, so the risk of default is negligible compared to real estate.

- We only select pieces that can be refurbished and used for many years. Rising raw material prices and inflation means the value of these assets also tends to remain stable.

Why should I invest with Enky?

How It Works

How does Enky Invest generate such high interest returns?

By choosing high-quality furniture, extending its lifespan, and ensuring maximum usage, we achieve optimal profitability.

- Purchase margin: We buy at 50% of market value on average

- Service margin: Clients also pay for services including logistics, maintenance, and damage cover

This generates a good profit margin with each project, allowing us to fairly reward our investors.

How does investing work?

1. Select a project on our Enky Invest platform.

2. Choose the amount you want to invest, the interest rate, and the duration.

3. Manage and track your return via the investor dashboard.

Is your activity regulated?

Yes. Enky Finance and Assets SA issues bond securities to the public for up to €8M/year under French law (Monetary and Financial Code, Article L411-2) and has filed a Key Information Document (Document d'Information Synthétique) with the AMF.

Payments are handled by Revolut, authorised by the ACPR (registered under number 917 420 077). The Enky Invest management team holds AMF certification.

Do I qualify to be an investor?

Yes — our only requirement is a minimum investment of €500.

What are the different investment sectors?

Furniture for:

- Hospitality – Hotels and restaurants

- Living – Residential properties (B2B)

- Office – Workspaces

The same guarantees and returns apply to all sectors.

Investment Terms and Conditions

What are the different types of investment projects?

Subscription – Enky supplies furniture to a client who pays a monthly subscription fee. The return is generated by the purchase margin and rent. The investment is secured by the stock and the rental contract.

Leasing – Furniture is rented out by Enky to a business who can choose to buy the pieces once their contract ends. The return is generated by the purchase margin and rent. The investment is secured by the rental contract.

Furniture stock – Advance purchase of new or second-hand furniture. The return is generated by the purchase margin. The investment is secured by the stock.

All projects benefit from our capital protection mechanisms and offer the same return.

Which payment methods are accepted?

Bank transfer, processed securely via Enky Invest. SEPA Direct Debit will be available soon.

Are there any fees?

None. There are no entry fees or hidden charges. Enky earns revenue solely from its business clients.

What is the minimum investment period?

Most projects have a minimum investment period of 12 months. For investments higher than €20,000, investment periods start from 3–6 months. Longer terms may offer higher returns.

What is the minimum amount to invest?

We require a minimum investment of €500.

Is my personal information secure?

Yes, your personal data is handled with the highest level of security and confidentiality. We utilise encryption and robust security protocols to protect all information. We are fully compliant with the General Data Protection Regulation (GDPR) and all applicable legal frameworks, meaning your data will only be used as necessary for your investment and never shared without your consent.

Risks and Special Cases

Are there any risks involved?

Unlike crowdfunding platforms, Enky bears 100% of the project risk. If the tenant defaults, we find a new one without interrupting interest payments or your capital will be refunded. If Enky itself were to default, there are two additional layers of capital protection.

Is it safer to spread my investment across various different projects?

It’s not necessary. Unlike traditional crowdfunding, we do not transfer project risk to our investors — so whether you invest in one or several projects, the only possible risk is Enky's default. In that scenario, your investment is safeguarded by our capital protection mechanisms.

How do you protect against client default?

Our business model and the nature of our assets enable us to effectively manage this risk:

- Defaults are rare – furniture is not typically subject to budget cuts.

- In the event of default, the furniture can be relocated to another client within weeks, ensuring uninterrupted interest payments.

- High margins provide a buffer: we source premium furniture at wholesale prices and resell at market price.

What happens if Enky defaults?

Because Enky assumes all project risk, your only potential exposure is Enky’s own default. To protect investors, we’ve implemented two key safeguards:

Pledge of furniture – For Subscription and Furniture Stock projects, the financed furniture is pledged as collateral, with a market value at least 30% higher than the investment amount it secures.

Pledge of rents – For Subscription and Leasing projects, future rental income is pledged as collateral, with a 20% safety margin.

These protections are held in a distinct legal structure with investors (you) as the sole, and therefore first-ranking, creditors.

What if a customer ends the contract early or goes bankrupt?

We secure a new tenant within 6 months while continuing to pay your interest. If we cannot, your capital is fully reimbursed.

What happens if the project’s furniture disappears?

In the unlikely event that the furniture in your project disappears, Enky will replace it at no cost to you. Your returns and portfolio will remain unaffected.

What happens if the project’s furniture is damaged?

If any furniture in your project is damaged, Enky will repair or replace it. Associated costs or penalties are charged to the end customer, ensuring your investment remains protected and your returns stay on track.

Monitoring and Profitability

How do I follow my investment?

You can track and manage your investments anytime via the Investor Dashboard on my.enky.com. There, you'll find your projects, ROI, payment schedule, and all signed documents — giving you full visibility and control.

What will be my ROI?

Your ROI will depend on the project, typically ranging from 7 to 9%. Longer terms generally offer higher returns.

When will I receive interest and capital repayment?

Interest is paid monthly. Most projects repay the capital at maturity, meaning at the end of the project.

Some leasing-type projects have monthly capital repayment, meaning each month along with the interest.

How is my monthly payout calculated?

Each investment is managed separately. If you have multiple investments, even within the same project, you’ll receive separate monthly payments.

Can I automatically reinvest my funds?

Currently, your capital is returned to your bank account once a project comes to an end. But we're working on a feature that will let you reinvest it automatically in other projects.

Can I withdraw my capital before the term of my investment?

Early withdrawal is currently not possible.

Can I pass my investment on to someone else?

No. All investments are non-transferable in order to ensure maximum clarity and security.

How can I cancel an investment?

You can only cancel during the subscription process, before completing payment. You can do that by clicking 'Cancel' in your Enky Invest account.

Once payment is complete, you are set to receive monthly payments until the project's term. This is not reversible.

Taxation

How do I calculate tax on my Enky investments?

The interest rates on Enky Invest are shown gross (before tax).

Individuals:

- French tax residents: Interest is taxed at a flat rate of 30%, withheld at source and pre-filled in your tax return. If you are on the progressive tax scale, send us a sworn statement and we will pay you the gross interest.

- Non-French residents: No withholding tax. Declare according to your local rules.

Companies:

Interest is treated as income and subject to corporate or income tax, depending on your legal status.

Every January, Enky issues a tax summary to help you complete your declaration. For personalised advice, consult a tax professional.

What documents should I send my accountant if investing through my company?

Check with your accountant what's required. On my.enky.com, you'll find the following documents:

- Bond contract

- Subscription form

- Investment Information Note (France: DIS)

- Annual tax statement (France: IFU)

You will also need to provide proof of payment from your bank for each investment.

Is there an annual summary of interest for tax purposes?

- French tax residents: Tax is withheld at source and pre-filled. Enky issues an IFU each year until the end of your contracts.

- Non-French residents: No withholding tax; you only declare in the final year of the contract. Enky will issue an annual tax statement that year. Until then, interest is treated as deposits and not declared.

Can I get a personal income tax deduction?

Yes – but only if you invest directly in Enky’s share capital during a capital raise, which may qualify for the French IR-PME scheme (18% income tax reduction). Bond investments in furniture projects do not offer additional tax benefits.

Referral Programme and Credits

How do referrals on Enky Invest work?

Click 'referral' in your Enky Invest account to find your personal link and share it with friends.

When someone registers through your link, they receive:

- €100 credit for investing €500–€2,000

- €200 credit for investing €2,000–€5,000

- €300 credit for investing over €5,000

Once their investment is completed, you'll also receive credit of the same value.

Can I use several credits on one investment?

No. Credits are not cumulative and must be used individually.

You can, however, make several investments in a single project. This allows you to use multiple credits (one per investment) on the same project.

How do I know if I have any credit?

Log into My.Enky, click 'referral' or go to Menu → My Credits / Referral. Your total credits are displayed at the bottom left of the page.

How do I use my credit?

Just enter your investment amount when subscribing to a project, then click 'Apply Credit'. The system will automatically deduct your credit from the total you pay.
