Understanding Enky Invest

What is Enky and Enky Invest?

Enky is a subscription-based furniture solution for professionals — including offices, restaurants, hotels, and more. In practice, we purchase high-end furniture, whether new or vintage, and rent it out to businesses. At the end of each rental contract, we refurbish the furniture and lease it to a new client, following a circular economy model.

Enky Invest is our investment platform, designed to finance our furniture stock. Each project listed on the platform corresponds to a specific rental initiative within Enky’s core business.

By investing in a project on Enky Invest, investors (like you) finance part of the furniture and, in return, receive a share of the rental income generated by that project. Enky handles the sourcing of the furniture as well as the management of tenant clients.

What type of investment does Enky Invest offer?

When you invest, you buy bonds (unit value €1) linked to the rental income from a specific furniture project. There are no fees.

The bonds are recorded, registered and numbered in the account of the issuer.

You do not own the furniture but hold a financial right proportional to your investment, linked to the rental income. The investment is “direct” because Enky owns the furniture.

Do you become the owner of the furniture when investing?

No. By subscribing to the bonds issued by Enky, you hold a financial instrument that entitles you to a share of the income generated by our projects.

You do not become the legal owner of the furniture, but you benefit from its usufruct (right of use and right to receive income).

The subscription form and the bond agreement specify your rights. The ownership of bondholders is established through account registration.

What can I compare an Enky investment to?

Enky Invest operates like a fractional real estate platform, but without the risks of the real estate sector.

- You co-finance an asset and receive a share of the rental income. But here, it’s about durable furniture rented to businesses (offices, hotels, restaurants), with no permit requirements, no renovation work, and no speculative risks.

- Furniture is an essential work tool for our clients, so the risk of default is negligible compared to real estate.

- Furniture assets appreciate in value: we only select pieces that can be refurbished and used for many years. With rising raw material prices and inflation, the value of these assets tends to remain stable, or even increase.

Why should I invest via Enky?

How It Works

How do you generate a 7–9% return?

By choosing well-designed furniture, extending its lifespan, and ensuring maximum usage, we achieve optimal profitability that allows us to fairly reward our investors:

- Purchase margin: We buy at 30–50% of market value

- Service margin: Clients renting the furniture also pay for services (logistics, maintenance, damage cover)

This generates ~60% project margin (net of costs), funding the 7–9% paid to investors

How does investing work?

1. Furnishing – We provide the furniture to our clients on a subscription basis.

2. Publication – The project is published on Enky Invest.

3. Selection – You choose the project, the amount, the rate, and the duration. Your investment finances the project’s furniture.

4. Monitoring – You manage and track your return via the investor dashboard.

Is your activity regulated?

Yes. Enky Finance and Assets SA issues bond securities to the public for up to €8M/year under French law (Monetary and Financial Code, Article L411-2) and has filed a Key Information Document (Document d’Information Synthétique) with the AMF.

Payments are handled by Revolut, authorised by the ACPR (registered under number 917 420 077). The Enky Invest management team holds AMF certification.

Do I qualify to be an investor?

Yes — open to individuals and professionals. The minimum investment is $500.

What are the different investment sectors?

- Hospitality – Hotels, resorts, hospitality projects

- Living – Residential, commercial, mixed-use properties

- Office – Offices and commercial spaces

The sector does not affect guarantees or returns.

Investment Terms and Conditions

What are the different types of investment projects?

Subscription – Furniture rental to a company, without a purchase option; the investment is backed by the stock and the rental contract; the return comes from the purchase margin and the rents.

Leasing – Furniture rental to a company with a purchase option; the investment is backed by the rental contract; the return comes from the purchase margin and the rents.

Furniture stock – Advance purchase of new or second-hand furniture with a better margin; the investment is backed by the stock; the return comes from the additional margin.

All projects benefit from our capital protection mechanisms and offer the same return.

Which payment methods are accepted?

Bank transfer, processed securely via Enky Invest. SEPA Direct Debit is being finalised and will be available soon.

Are there any fees?

No entry fees or hidden charges. Enky earns revenue solely from its business clients.

What is the minimum investment period?

12 months for most projects, or 3–6 months for investments from $20,000. Longer terms may offer higher returns.

What is the minimum amount to invest?

The minimum amount required to start investing is $500.

Is my personal information secured?

Yes – handled confidentially and in full compliance with legal requirements.

Risks and Special Cases

What is the risk of investing with Enky?

Unlike crowdfunding platforms, Enky bears 100% of the project risk. In case of tenant default, we find a new one without interrupting interest payments, or we refund your capital. Two extra layers of capital protection also apply if Enky were to fail.

Should I diversify across projects?

It’s not necessary: the risk is already pooled across all our projects since we are the sole owner of 100% of the projects published. And unlike traditional crowdfunding, we do not transfer project risk to our investors.

Whether you invest in one or several projects, the risk level remains the same — that of Enky’s potential default — and it is mitigated by our capital protection mechanisms.

How do you protect against client default?

Our business model and the nature of our assets allow us to assume this risk.

- Defaults are rare: furniture is not a budget adjustment variable.

- In case of default, we can relocate the furniture to another client within a few weeks, without interrupting interest payments: the furniture is standardized, mobile, and interchangeable.

- The high margins generated allow us to absorb these potential defaults: we select high-end furniture, purchased at wholesale prices (around 30% of market value) and resold at full price (driven by rising raw material costs, inflation, and refurbishment).

What happens if Enky fails?

Because Enky assumes all project risk, your only exposure is the potential default of Enky. To protect you, we have two protection mechanisms:

1) Pledge of furniture – For “Subscription” and “Furniture Stock” projects, the financed furniture is pledged as collateral, with a market value at least 30% higher than the investment share linked to it.

2) Pledge of rents – For “Subscription” and “Leasing” projects, future rents are pledged with a 20% safety margin.

These protection contracts are held in a dedicated legal structure that remains in place even if Enky were to cease operations, with the sole (and therefore first-ranking) creditors being the bond investors.

What if a customer ends the contract early or goes bankrupt?

We secure a new tenant within 6 months while continuing to pay your interest. If we cannot, your capital is fully reimbursed.

What happens if the project’s furniture disappears?

In the unlikely event that the furniture in your project disappears, Enky will replace it at no cost to you. Your returns and portfolio will remain unaffected, as we act immediately to ensure the continuity and stability of your investment.

What happens if the project’s furniture is damaged?

If the furniture in your project is damaged, Enky will repair or replace it, with penalties charged to the end customer. This guarantees your investment remains secure and your returns uninterrupted.

Monitoring and Profitability

Where can I follow my investment?

You can track and manage your investments anytime via the My.Enky app’s Investor Dashboard. It shows your projects, ROI, payment schedule, and all signed documents — giving you full visibility and control.

What will be my ROI?

ROI depends on the project, typically ranging from 7% to 9%. Longer terms generally offer higher potential returns.

When will I receive interest and capital repayment?

Interest is paid monthly. Most projects repay the capital at maturity, meaning at the end of the project.

Some leasing-type projects have monthly capital repayment, meaning each month along with the interest.

How is my monthly payout calculated?

Each investment is managed separately. Multiple investments — even within the same project — generate separate monthly payments.

Can I automatically reinvest my funds?

Currently, your capital is returned to your bank account at project end, and you can reinvest manually. An auto-reinvestment feature is in development.

What are the exit options?

Funds remain invested for the duration you chose. Early withdrawal is not currently possible.

Can I pass on my investment to someone else?

No. All investments are nominative and non-transferable, ensuring clarity and security.

How can I cancel an investment?

Taxation

What is the tax treatment of my Enky investments?

The interest rates on Enky Invest are shown gross (before tax).

Individuals –

- French tax residents: Interest is taxed at a flat rate of 30%, withheld at source and pre-filled in your tax return.

- Non-French residents: No withholding tax; declare according to your local rules.

Companies –

Interest is treated as financial income and taxed under corporate tax or income tax, depending on your legal status.

Every January, Enky issues a tax summary to help you complete your declaration. For personalised advice, consult a tax professional.

From your My.Enky account:

- Bond contract

- Subscription form

- Investment Information Note (France: DIS)

- Annual tax statement (France: IFU)

Also provide proof of payment for each investment. Check with your accountant which are required.

Is there an annual summary of interest for tax purposes?

- French tax residents: Tax is withheld at source and pre-filled; Enky issues an IFU each year until the end of your contracts.

- Non-French residents: No withholding tax; you only declare in the final year of the contract. Enky will issue an annual tax statement that year. Until then, interest is treated as deposits and not declared

Can I get a personal income tax deduction?

Yes — but only if you invest directly in Enky’s share capital during a capital raise, which may qualify for the French IR-PME scheme (18% income tax reduction). Bond investments in furniture projects do not offer additional tax benefits.

Referral Programme and Credits

How does referral on Enky Invest work?

Click Referral in your Enky Invest account to find your personal link and share it with friends.

When someone registers through your link, they receive:

- €100 credit for investing €500–€2,000

- €200 credit for investing €2,000–€5,000

- €300 credit for investing over €5,000

Once their investment is completed, you also receive a credit of the same value.

Can I use several credits on one investment?

No. Credits are not cumulative and must be used one by one.

How do I know if I have a credit?

Log into My.Enky, click Referral or go to Menu → My Credits / Referral. Your total credits are displayed in the bottom left of the page.

How do I use my credit?

When subscribing to a project, enter your investment amount and click Apply to use your credit. The amount you pay will be reduced by the credit value.
