Enky helps businesses to furnish all sorts of spaces – offices, restaurants, hotels, etc. – in a more flexible and more sustainable way than the traditional purchase.

The 3 options we offer are:

- Subscription, which allows clients to pay for their furniture in instalments instead of buying it.

- Circular purchase, which allows clients to sell their furniture back to Enky within 5 to 10 years.

- Leaseback, which allows clients who already own furniture to sell it to Enky and keep using it against a monthly rent.

In all these scenarios, furniture can be new, used, or vintage, and at the end of each use cycle, we refurbish the pieces to lease them to a new client, thereby increasing their lifespan and reducing waste.

What is Enky Invest?

Enky Invest is our crowdlending platform that allows you to finance our furniture and earn a share of the income it generates.

It's a means for Enky to finance the stock we need to operate, and an opportunity for you to earn a competitive return while financing a more circular economy.

Which kinds of furniture are eligible for leaseback?

If it's in good condition and meets our quality requirements, we accept most types of furniture — from desks and chairs to lounge pieces and beds.

Why does Enky work with architects?

Because great spaces start with great design. Enky combines their furniture expertise and knack for logistics with an architect's creativity and vision to deliver exceptional projects — providing a seamless, hassle-free service to our clients.

What type of investment does Enky Invest offer?

When you invest, you buy bonds (unit value €1) linked to the rental income from a specific furniture project. There are no fees.

The bonds are recorded, registered and numbered in the account of the issuer. You do not own the furniture but hold a financial right proportional to your investment, linked to the rental income. The investment is 'direct' because Enky owns the furniture.

How much cash will I be able to get back?

Typically, you can recover up to 70% of your furniture’s original value, sometimes even up to 90% — depending on quality, brand and condition.

Who can join Enky's network of trusted designers?

We look for architects and interior designers who share our commitment to responsible, circular design.

Do you become the owner of the furniture when investing?

No. We issue bonds that entitle you to a share of the income generated by the projects you invest in. You have the usufruct but not full ownership.

With leaseback, do I need to move or reinstall anything myself?

No — all your furniture stays exactly where it is. There's no disassembly or transportation involved, so your daily operations can remain entirely uninterrupted.

What are the benefits of joining Enky's network of architects and interior designers?

As part of our designer community you can get direct access to new projects and boost your visibility on our platform.

We're also offer comprehensive support when it comes to furniture sourcing, delivery and installation. All professionals we work with are free to choose which projects they'd like to work on.

Is Enky Invest comparable to a fractional real estate investment platform?

The two systems are similar, but we operate without the risks of the real estate sector.

- Investors co-finance the purchasing of an asset and receive a share of the rental income. But unlike real estate, there are no permit requirements, renovation works, or speculative risks involved.

- Furniture is an essential work tool for our clients, so the risk of default is negligible compared to real estate.

- We only select pieces that can be refurbished and used for many years. Rising raw material prices and inflation means the value of these assets also tends to remain stable.

How long is the lease period?

You decide. We offer flexible terms typically ranging from 12 to 72 months depending on your needs.

Is it free to join the Enky designer community?

Yes, joining is completely free.

Who owns the furniture once I sign the leaseback?

Enky becomes the legal owner, and you lease it back through fixed monthly payments.

What kind of projects will I work on?

Our projects range from small refreshes to large-scale fit outs — working on everything from hotels and restaurants to co-working hubs and healthcare facilities.

How does investing work?

1. Select a project on our Enky Invest platform.

2. Choose the amount you want to invest, the interest rate, and the duration.

3. Manage and track your return via the investor dashboard.

What about maintenance or replacements?

We'll handle it. If anything breaks or needs upgrading during your lease, we'll repair or replace it — with no extra admin on your side.

Can I bring my own client to Enky?

Yes. You can use our furniture sourcing, subscription, and logistics services for your own clients.

Is your activity regulated?

Yes. Enky Finance and Assets SA issues bond securities to the public for up to €8M/year under French law (Monetary and Financial Code, Article L411-2) and has filed a Key Information Document (Document d'Information Synthétique) with the AMF.

Payments are handled by Revolut, authorised by the ACPR (registered under number 917 420 077). The Enky Invest management team holds AMF certification.

What is the minimum furniture value for leaseback?

Our only requirement is that the total value of the furniture is over €10,000.

Will Enky choose the projects I work on?

We'll match you with projects based on your expertise, location, and availability — but it's up to you whether you choose to accept or not.

Do I qualify to be an investor?

Yes — our only requirement is a minimum investment of €500.

How do I get started?

What are the different types of investment projects?

Subscription – Enky supplies furniture to a client who pays a monthly subscription fee. The return is generated by the purchase margin and rent. The investment is secured by the stock and the rental contract.

Leasing – Furniture is rented out by Enky to a business who can choose to buy the pieces once their contract ends. The return is generated by the purchase margin and rent. The investment is secured by the rental contract.

Furniture stock – Advance purchase of new or second-hand furniture. The return is generated by the purchase margin. The investment is secured by the stock.

All projects benefit from our capital protection mechanisms and offer the same return.

How is Enky changing the way companies furnish their spaces?

We provide our clients with furniture on a subscription basis, or sell it with a buy-back option that showcases our commitment to circularity.

Our customers get high-end, adaptable furniture without having to make a major financial investment, and they can return the pieces to us when they no longer need them. If they're renting, the items can be returned at the end of the initial contract, or after each renewal. If they chose the circular purchase option, they can sell the furniture back to us within 5 to 10 years. Every item is refurbished and used again, extending its lifespan and reducing waste as well as greenhouse gases emissions.

Which payment methods are accepted?

Bank transfer, processed securely via Enky Invest. SEPA Direct Debit will be available soon.

Where do you deliver?

Anywhere in Europe. Got a project outside Europe? Let’s talk — there's a high possibility we can still make it happen.

Are there any fees?

None. There are no entry fees or hidden charges. Enky earns revenue solely from its business clients.

What is the delivery time?

Delivery time typically ranges from 2 to 8 weeks, depending on your order:

- Second-hand and vintage items: ready within 2 weeks.

- New items: made to order and typically delivered within 6 to 8 weeks.

What is the minimum investment period?

Most projects have a minimum investment period of 12 months. For investments higher than €20,000, investment periods start from 3–6 months. Longer terms may offer higher returns.

What kind of service does Enky provide during a furnishing project?

We've got everything covered — selection, sourcing, delivery, installation, repairs, and upgrades. We can even coordinate directly with your architect, or connect you with one of our partner architects, to make sure your space gets furnished with the minimal possible effort on your end.

What is the minimum amount to invest?

We require a minimum investment of €500.

How does Enky choose its brands and suppliers?

We work exclusively with European brands who can showcase a commitment to:

- Durability and repairability.

- Sustainable manufacturing.

- High-quality, timeless design.

Is my personal information secure?

Yes, your personal data is handled with the highest level of security and confidentiality. We utilise encryption and robust security protocols to protect all information. We are fully compliant with the General Data Protection Regulation (GDPR) and all applicable legal frameworks, meaning your data will only be used as necessary for your investment and never shared without your consent.

What’s Enky doing for the environment?

What happens to my money if the funding goal is not reached?

Projects remain open until the funding goal is met, which usually happens within a few hours.

What makes furniture “Enky-approved”?

We select pieces that:

- Are built to last and easy to refurbish.

- Meet strict EU safety and environmental standards.

Are there any risks involved?

Unlike crowdfunding platforms, Enky bears 100% of the project risk. If the tenant defaults, we find a new one without interrupting interest payments or your capital will be refunded. If Enky itself were to default, there are two additional layers of capital protection.

Can I mix subscription and purchase in one project?

Absolutely. We tailor every project to match your needs and constraints. You can combine subscription-based furniture with purchased items in the same space — whether to meet budget targets, ownership preferences, or specific functional requirements. Our goal is to design a solution that works perfectly for your business, both operationally and financially.

Is it safer to spread my investment across various different projects?

It’s not necessary. Unlike traditional crowdfunding, we do not transfer project risk to our investors — so whether you invest in one or several projects, the only possible risk is Enky's default. In that scenario, your investment is safeguarded by our capital protection mechanisms.

How do you protect against client default?

What type of furniture does Enky provide?

Our catalogue features over a million different design configurations from more than 40 curated European brands — spanning new designs, second-hand furniture and vintage gems.

What happens if Enky defaults?

Because Enky assumes all project risk, your only potential exposure is Enky’s own default. To protect investors, we’ve implemented two key safeguards:

Pledge of furniture – For Subscription and Furniture Stock projects, the financed furniture is pledged as collateral, with a market value at least 30% higher than the investment amount it secures.

Pledge of rents – For Subscription and Leasing projects, future rental income is pledged as collateral, with a 20% safety margin.

These protections are held in a distinct legal structure with investors (you) as the sole, and therefore first-ranking, creditors.

What is “Enky-approved” furniture?

Furniture that meets our strict criteria: durability, repairability, compliance with European standards, timeless style, and adaptability to different spaces.

What if a customer ends the contract early or goes bankrupt?

We secure a new tenant within 6 months while continuing to pay your interest. If we cannot, your capital is fully reimbursed.

Can I mix different types of furniture in the same project?

Yes. You can freely combine new, second-hand, and vintage pieces to furnish a space that perfectly suits your needs and tastes.

What happens if the project’s furniture disappears?

In the unlikely event that the furniture in your project disappears, Enky will replace it at no cost to you. Your returns and portfolio will remain unaffected.

What styles of furniture does Enky offer?

From contemporary to classic, including Scandinavian and industrial design — we work with a wide range of brands and styles to suit all environments.

What happens if the project’s furniture is damaged?

If any furniture in your project is damaged, Enky will repair or replace it. Associated costs or penalties are charged to the end customer, ensuring your investment remains protected and your returns stay on track.

Can Enky also supply interior accessories and decorative pieces?

Yes. Our catalogue includes lighting designs, textiles, and decorative accessories.

How do I follow my investment?

You can track and manage your investments anytime via the Investor Dashboard on my.enky.com. There, you'll find your projects, ROI, payment schedule, and all signed documents — giving you full visibility and control.

When will I receive interest and capital repayment?

Interest is paid monthly. Most projects repay the capital at maturity, meaning at the end of the project.

Some leasing-type projects have monthly capital repayment, meaning each month along with the interest.

I'm a vintage dealer — can I sell my pieces to Enky?

How is my monthly payout calculated?

Each investment is managed separately. If you have multiple investments, even within the same project, you’ll receive separate monthly payments.

If the furniture breaks or gets damaged, is it covered by any guarantees?

Yes. All our contracts include damage cover — with quick repairs or replacement in case of any issues.

Can I automatically reinvest my funds?

Currently, your capital is returned to your bank account once a project comes to an end. But we're working on a feature that will let you reinvest it automatically in other projects.

How do you select your brands and suppliers?

We only work with European brands known for their build quality, repairability, durability, and responsible production.

Can I withdraw my capital before the term of my investment?

Early withdrawal is currently not possible.

Does Enky offer bespoke furniture?

Yes. Some of our partner brands offer bespoke pieces or are able to adapt furniture to perfectly suit your needs.

Can I pass my investment on to someone else?

No. All investments are non-transferable in order to ensure maximum clarity and security.

Can I add furniture over the course of my contract?

Yes. You are free to add furniture during your contract. Depending on timing, any additions may generate a new contract and a new delivery.

How can I cancel an investment?

You can only cancel during the subscription process, before completing payment. You can do that by clicking 'Cancel' in your Enky Invest account.

Once payment is complete, you are set to receive monthly payments until the project's term. This is not reversible.

Can I buy the furniture at the end of the contract?

Yes. If you have a subscription with a purchase option, you can buy the furniture at its residual value at the end of the contract.

How do I calculate tax on my Enky investments?

The interest rates on Enky Invest are shown gross (before tax).

Individuals:

- French tax residents: Interest is taxed at a flat rate of 30%, withheld at source and pre-filled in your tax return. If you are on the progressive tax scale, send us a sworn statement and we will pay you the gross interest.

- Non-French residents: No withholding tax. Declare according to your local rules.

Companies:

Interest is treated as income and subject to corporate or income tax, depending on your legal status.

Every January, Enky issues a tax summary to help you complete your declaration. For personalised advice, consult a tax professional.

What is subscription-based furniture?

It's a flexible alternative to buying furniture. Pay a monthly fee to equip your space with premium pieces (either new or refurbished) for between 12 and 72 months. And with our purchase option, you can choose to buy the pieces once your contract ends.

What documents should I send my accountant if investing through my company?

Check with your accountant what's required. On my.enky.com, you'll find the following documents:

- Bond contract

- Subscription form

- Investment Information Note (France: DIS)

- Annual tax statement (France: IFU)

You will also need to provide proof of payment from your bank for each investment.

What are the benefits of subscription?

- No large upfront investment.

- Flexibility — you can change or add furniture during your rental period.

Is there an annual summary of interest for tax purposes?

- French tax residents: Tax is withheld at source and pre-filled. Enky issues an IFU each year until the end of your contracts.

- Non-French residents: No withholding tax; you only declare in the final year of the contract. Enky will issue an annual tax statement that year. Until then, interest is treated as deposits and not declared.

What happens at the end of the contract?

This depends on your chosen formula:

- Subscription without purchase option: return the furniture or extend your rental period.

- Subscription with purchase option: buy the furniture at its estimated value (or return it/extend your rental period).

- Circular purchase: you're able to sell back the furniture you've bought from Enky back to us within 10 years.

What happens if I damage or break the furniture?

Our subscription plans include a Damage Cover:

- No charge for regular wear and tear.

- In case of major damage, we'll repair or replace the piece with a deductible of 10% of the item’s price.

Can I get a personal income tax deduction?

Yes – but only if you invest directly in Enky’s share capital during a capital raise, which may qualify for the French IR-PME scheme (18% income tax reduction). Bond investments in furniture projects do not offer additional tax benefits.

Yes. You're free to buy certain key pieces and rent the rest for more flexibility and better budget management.

How do referrals on Enky Invest work?

Click 'referral' in your Enky Invest account to find your personal link and share it with friends.

When someone registers through your link, they receive:

- €100 credit for investing €500–€2,000

- €200 credit for investing €2,000–€5,000

- €300 credit for investing over €5,000

Once their investment is completed, you'll also receive credit of the same value.

What is circular purchase?

This option allows you to purchase premium furniture from our catalogue, with the possibility to sell it back to us within the following 10 years. If you decide to sell, we'll offer you a price based on its condition and the length of time you've owned it for.

Can I use several credits on one investment?

No. Credits are not cumulative and must be used individually.

You can, however, make several investments in a single project. This allows you to use multiple credits (one per investment) on the same project.

What are the benefits of circular purchase?

- Immediately own your furniture.

- Recover part of your investment through buy-back.

- Help reduce waste by extending the furniture’s lifespan.

How do I know if I have any credit?

Log into My.Enky, click 'referral' or go to Menu → My Credits / Referral. Your total credits are displayed at the bottom left of the page.

How does buy-back work?

We'll calculate the buy-back value of your piece based on:

- The condition of the furniture.

- The time since purchase.

- Market prices for similar pieces.

How do I use my credit?

Just enter your investment amount when subscribing to a project, then click 'Apply Credit'. The system will automatically deduct your credit from the total you pay.

What happens to the furniture that Enky buys back?

It is refurbished by specialists, then added to our second-hand range to find a new home with another of our customers.

Can I combine circular purchase and subscription?

Yes. For example, you can buy certain key pieces and rent the rest for more flexibility and better budget management.

Are delivery and installation included?

Yes. Delivery and installation are included in all our standard offers.

What should I do with my existing furniture?

We can remove it for you as an optional paid extra. Items will be sent to partners for recycling or refurbishment.

How does Enky ensure deadlines are met?

Before the contract is signed, we'll provide an estimated delivery schedule. We only work with trusted suppliers and transportation partners, and keep a close eye on their operations to ensure deadlines are met.

Can we stay in our offices while furnishing is in progress?

We're able to fully adapt our service to ensure the minimum possible disruption to your daily operations. Together, we can create a plan that best suits your team.

Who should I contact if I have a problem after installation?

Your dedicated Enky contact person manages all follow-ups, maintenance, and repairs for the duration of your contract.

What happens if I damage the furniture?

Our subscription and leasing contracts include a Damage Cover:

- Normal wear and tear (small scratches, minor marks) → no extra charges.

- Major damage → repairs or replacements are billed with a deductible of 10% of the item’s value.

To report damage, send photos/videos to your contact person and we'll assess the best solution.

If I choose to work with Enky, who will design my space?

If you already have an architect, we can work directly with them. If you don't, we can connect you with a designer from our community — taking great care to match you with someone who shares your vision and is perfectly equipped to create a space that suits your unique needs.

Can Enky do the entire fit-out?

Yes. We coordinate and manage the full process — design, sourcing, delivery, and installation.

Can Enky work directly with my architect?

Absolutely. We can coordinate directly with your architect to ensure smooth communication and perfect execution.
